A Brentwood town centre pub with a late licence and forecast annual turnover of more than £1.25 million has been advertised for a new tenant.
The Merchant, in High Street, is being marketed under a new five-year fixed-term tenancy agreement.
The listing describes the venue as being in the "heart" of the town centre and known as a place to watch live sport, socialise and enjoy nightlife.
Inside, the venue features an open-plan, multi-zoned trading area with a long bar running down one side of the building.
The space can accommodate around 120 seated customers and has an overall capacity of about 320 people, depending on the layout.
According to the listing, the premises benefits from a licence allowing trading from 8am until midnight throughout the week, extending to 1am on Thursdays and 2am on Fridays and Saturdays.
Current activities are centred around live sports broadcasts, pool teams and weekend DJs, alongside occasional themed events and promotional nights.
The pub also has a fully fitted commercial kitchen, which the listing says offers scope for a comprehensive food offering.
Stonegate forecasts a potential annual turnover of £1,254,314, including £1,002,651 in wet sales and £251,664 in food sales. The guide rent is listed at £1,635 per week, equivalent to £85,000 a year.
The property does not include living accommodation and is described as a lock-up site.
In the listing, Stonegate says it is seeking an "experienced" operator with a background in running town centre food, drink and entertainment venues.
The company suggests there is potential for a new tenant to develop the existing business further and reshape the venue's offer to appeal to local residents, visitors and town centre workers.
