A pub in Brentwood with a "quirky interior" is looking for a new operator - and no rent needs to be paid.
The Spread Eagle in Queens Road has being advertised on FindMyPub.com and Punch Pubs as part of a management partnership model with Punch Pubs & Co.
The listing describes this as a "rare opportunity" to take on a "beautifully invested traditional pub".
The boozer is looking for an "enthusiastic operator" to work alongside the landlords.
The FindMyPub.com listing says: "The Spread Eagle is a traditional-looking pub offering an exciting world of craft beers, fruity cocktails, and spirits to liven any occasion.
"Hidden in the middle of Brentwood, this traditional pub has a quirky, opulent interior and eccentric décor, making it the perfect place to gather for a midweek drink at the bar or get the whole gang together to celebrate the weekend with signature cocktails and an indulgent feast in the courtyard."
This scheme is different from traditional tenancies or leases and sees Punch Pubs & Co retain ownership of the building, stock, and brand.
Instead of paying rent, the new operator would pay a £3,000 deposit plus £2,000 in working capital.
In return, they are paid a percentage of the pub’s gross turnover, from which they cover staff wages and minor day-to-day costs.

Punch Pubs covers utilities, building maintenance, stock supply, and marketing support.
In 2024, Punch had around 350 pubs under this arrangement and was planning to expand by “a couple of hundred” more.
The ideal candidate would be "comfortable front and centre greeting guests" and be able to "maximize social media channels to reach new audiences".
