Waltham Forest has been ranked as east London's best borough to live in - but did not perform so well against other London boroughs.
It follows the release of a report by Garrington Property Finders, which claims to have listed the 'Best Places to Live 2026' out of 1,447 towns, cities, and villages across England and Wales.
Each area is ranked across five categories, ranging from natural environment and wellbeing to house quality and value.
According to Garrington, "prime locations" have an "appeal" to them thanks to reputations built over time, and a "lustre" created by "beautiful homes, top-tier schools, and exclusivity."
Waltham Forest ranked at 254th overall out of the locations across the UK.
In comparison with the other 32 London boroughs, its overall rating placed it at thirteenth on an ascending list when filtered by region in Greater London.
It is the first of the east London boroughs to appear on the list, with Tower Hamlets following later ranked 506th.
According to Garrington it performed best in the rating category of schools, employment and connectivity, given a rating of 19 out of 1,447.
In terms of heritage and culture, it was given a rating of 109.
It is wellbeing that was found to be the worst-rated category for Waltham Forest, with Garrington giving a score of 1,316.
The borough lost out to a mix of west, south and north London boroughs including Kensington and Chelsea, Sutton, Camden and more.
