The boroughs in east London have been ranked from best to worst to live in a new study.
Garrington Property Finders has released the 2026 edition of its 'Best Places to Live' guide ranking 1,447 towns, cities and villages across England and Wales.
These are deemed "prime locations" by Garrington.
The 2026 data has "identified a number of drivers, including greater affordability, that have propelled dozens of prime locations into the top spots of our highly competitive national ranking".
They have been ranked across five categories including natural environment, wellbeing, heritage and culture, schools and jobs, and house quality and value.
The east London borough deemed the best to live in 2026 was Waltham Forest which was ranked 13th in Greater London and 254th in the overall list of locations.

Waltham Forest scored highly in the schools, employment and connectivity category, coming 19th overall.
It also scored relatively well for heritage and culture and was placed 109th.
It was placed 528th for its natural environment, 818th for house price and value and 1,316th for wellbeing.
The average price of a family home - which was worked out by Garrington "based on the average sales price per square foot in last year x 1500 sq ft home" - was £901,331 in Waltham Forest.
Next in the ranking was Tower Hamlets which ranked 22nd out of the 33 London locations and 506th out of the 1,447 total locations.
Tower Hamlets' highest scoring category was heritage and culture where it placed 58th overall, followed by schools, employment and connectivity where it placed 67th.
House pricing and quality was ranked 729th whilst the natural environment in the borough was judged to be in 970th place and wellbeing in 1,410th.
The average price of a family home in Tower Hamlets according to Garrington was £966,034.
In 26th place in the London list and 689th place in the overall list was Redbridge which scored best in the schools, employment and connectivity category at 42nd overall.
Redbridge was ranked 429th for its heritage and culture and 579th for its natural environment whilst placing similarly in the categories of wellbeing (1,249th) and house price and quality (1,259th).
On average, a family home in Redbridge will cost £734,981 according to the data.
Newham, Havering and Barking and Dagenham made up three of the bottom four London boroughs to live in.
Newham was deemed the fourth worst and placed 950th in the overall list - 183 places lower than it did in the 2025 list (767th).
The borough was ranked 43rd for schools, employment and connectivity and 105th for heritage and culture but was deemed poor for natural environment (1,063rd) and wellbeing (1,356th).
Newham was in the bottom three per cent of all locations for house price and quality, placing 1,411th out of 1,447.
The average price of a family home was reported to be £731,290.
The second lowest ranked London borough on the list was Havering which placed 1,138th in the full list.
It scored highest in the category of schools, employment and connectivity where it was placed 97th.
Heritage and culture was scored at 939th place whilst house price and quality was ranked 1,058th.
Havering's natural environment was ranked lowly, at 1,127th place and the wellbeing in the borough was ranked even lower, at 1,139th place.
A family home costs £692,484 on average in Havering.
Barking and Dagenham was not only bottom of the east London borough list, but deemed the worst borough to live in all of Greater London by Garrington Property Finders.
It placed 1,141st out of the 1,447 total locations and scored lowest in the wellbeing category where it was put in 1,382 place.
Barking and Dagenham also scored poorly for its house price and quality, being put in 1,360th place.
The average price of a family house in the borough was £640,478 according to the data.
It was scored 807th for its heritage and culture and 791st for its natural environment.
Despite the low overall ranking, Barking and Dagenham was in the top two per cent in the whole list for education, employment and connectivity placing 23rd out of the full 1,447.
