Havering has been named the second worst borough to live in London in a new study.
Garrington Property Finders has released its 'Best Places to Live 2026' guide which has ranked 1,447 towns, cities and villages across England and Wales.
These are deemed "prime locations" by Garrington which "traditionally earn their reputations over time, like the lustre on an antique piece of furniture or jewellery, with their appeal accruing through a consistent blend of beautiful homes, top-tier schools, and exclusivity".
They have been ranked across five categories including natural environment, wellbeing, heritage and culture, schools and jobs, and house quality and value.
Overall, Havering was placed 1,138th in the list and was the second lowest borough in Greater London after Barking and Dagenham.
This was an improvement on the 2025 ranking where Havering placed at number 1,265 overall and was deemed the worst borough to live in London.
The 2026 report scored Havering 1,127th for its natural environment and 1,139th for its wellbeing.
For house price, quality and value, Havering was scored 1,058th and for heritage/ culture it was scored 939th.
Schools, employment and connectivity was the best scoring category in Havering with it placing 97th in this category.
The average price of a family home, based on the average sales price per square foot in last year was £640,478 in Havering.
The average house sales price change in the last 12 months, based on the change in overall average price per square foot was 6.38 per cent.
Kensington and Chelsea, ranked in 44th place, was the London borough highest on the list, followed by Westminster (69th) and Sutton (79th).
Hillingdon, in place 1,012, followed Barking and Dagenham and Havering as the three lowest ranked London boroughs.
