Havering is one of the saddest boroughs to live in London, according to a new study by Rightmove.
The property website surveyed more than 35,000 UK residents for its Happy at Home study - revealing that Havering ranks 28th out of 32 London boroughs for happiness.
Havering was also rated the 11th saddest place to live in the country as a whole by the Rightmove study, coming in at 210th out of 220 areas.
The borough was beaten in unhappiness only by places like Bradford, Slough and Bexley.

Other east London boroughs also did not fare well in the happiest places to live study: Barking and Dagenham was rated as the saddest London borough to live and the third saddest place to live in the entire country.
The happiest east London borough is Waltham Forest - rated by Rightmove as the 7th happiest place to live in London overall.
This is the 13th annual Happy at Home Index put together by Rightmove, collecting scores from each area from the residents themselves.
According to the survey, a range of factors make people happy where they live, such as a welcoming community, access to nature, and the proximity of schools, doctors and shops.
Woodbridge, in Suffolk, won the title of the happiest place to live in the UK, while Slough, in Berkshire, was named the unhappiest.
