A pub in Stratford that has been closed for four years could be given a new lease of life after a planning proposal hopes to revive it. 

The Builders Arms in Stratford has been subject to a recent planning proposal by real estate and property investment group Dominus. 

A planning permission request has been submitted and a decision is awaited on the plans, which would reintroduce a pub to High Street alongside student housing. 

The plans are part of a wider scheme by Dominus that will stretch from 302 to 312 Stratford High Street that its spokesperson said will "deliver a high-quality, sustainable, mixed-use development that will animate and activate the High Street, making it a more attractive place to live, work and visit."

The plans for The Builders Arms could see the site transformed into a community non-profit pub called The Channelsea.

If approved, all surplus revenue created by The Channelsea would be reinvested into the funding of public programmes, cultural events and educational workshops in partnership with artists and collectives.

In addition to the proposed redevelopment of The Builders Arms, Dominus plan to introduce a new 'affordable' workspace called the Channelsea Studios, and a new public space beside the pub called the Channelsea Place.

The spokesperson for Dominus said: "The prominent location and proximity to Stratford Interchange make the site vitally important in improving the street-level environment and experience.

"We’ll also be delivering environmental enhancements to the Channelsea Basin and beyond, including new tree planting along the centre of Stratford High Street."

The site has four university campuses within a 3.5 mile radius and a significant demand for student accommodation in the area, according to the Dominus spokesperson. 

The project will provide living space and amenities for an estimated 700 students in 465 units, of which 35 per cent will be offered as 'affordable' student accommodation. 

If approved, an additional 265 square metres of public space will be incorporated to High Street. 

Dominus were asked to confirm a date works would complete but were unable to provide a forecast.
